Different types of Land & Titles in Thailand

Chanote title deeds are freehold title deeds, which are registered with the Land Department in the province in which the land is located, indicating that an individual or an entity owns a parcel of land. Chanote title deeds are issued only for areas of Thailand that have been accurately surveyed and plotted in relation to a national survey grid. Each land parcel is marked by unique numbered boundary markers set in the ground.

Nor Sor Si (4) Jor/Chanote (Freehold)
• With this type of Title – you have FULL rights to the land and can do with it as you please.
• This is of course the best and most desirable type of title deed available in Thailand.


Nor Sor Sam (3) Gor
• The most distinctive feature of this type of land is that it has officially been measured by the Land Department which meen given exact boundaries.
• The Nor Sor 3 Gor land is however still 'awaiting' a full title deed so can be sold, transferred, or mortgaged just like the Chanote Freehold land.
• An owner of a Nor Sor 3 Gor piece of land file a request to be granted a full title deed by the Land Department and if there is no opposition, a full title deed will be granted.

Nor Sor Sam (3)
• Unlike the Nor Sor 3 Gor, the Nor Sor 3 land does not have exact boundaries since it has not yet been measured by the Land Department. • Nor Sor 3 can be changed to Nor Sor 3 Gor ‘awaiting’ a title deed and then eventually transform to a freehold Chanote title deed.

Sor Kor Nung (1)
• This document has little actual land rights associated with it. It only allows the owner of the document to occupy and use the land (usually only for farming). • This land can be sold or transferred of by inheritance.
NOT RECOMMENDED - It is illegal to build on land without the preferred titles.

Nor Sor Song (2)
• Issued by the Land Department, this type of land can be occupied temporarity only for upto 3 years. • This land cannot be transferred or sold unless it is by inheritance. • The document can possibly be upgraded to Nor.Sor. 3, Nor.Sor. 3 Gor or Nor. Sor. 4 Jor (Chanote) but even after the upgrade, the land still canoot be sold.

Por Tor Bor Ha (5) (Possessory Right)
• We do not recommend this type of land ‘title’. It does not show any lawful/actual claim on the land. • Land that is under Por Tor Bor 5 has never been officially validated by the Land Department and only exists as an piece of land that the holder of the Por Tor Bor 5 document is occupying and has been paying taxes for using.
NOT RECOMMENDED - It is illegal to build on land without the preferred titles.

o You are highly advised to only buy land if the title deed is of the type Nor Sor Sam (3), Nor Sor Sam (3) Gor or Nor Sor Si (4) Jor / Chanote (Freehold).
o Please note that with any title deeds other than the freehold type (Nor Sor Si (4) Jor/ Chanote), you are not permitted to to register rights for any leases against the land such as mortgages, usufructs and superficies.
o As emphasised in the table above, DO NOT purchase land with Por Bor Tor Ha (5), or Sor Kor Nung (1) titles. Recommended because you cannot build on this land. Since the boundaries are not official and your claim to the land is invalid – you will waste plenty of money and resources trying to gain true ownership.
o When you go to view a piece of land that you are interested in, please do not forget to do the following:
 Ask to walk all the way around the perimeter and see all of the borders
 Ask to see a copy of the title deed documents
 Ask to see all of the natural features like rocks, big trees and gullies.
